A clean, sound slab takes far less preparation than one covered in old sealer, oil stains, cracks, and spalling. The preparation required is the single biggest cost driver on most projects.
The factors that move the number
Size and square footage set the baseline, but the variables that move the cost most are: existing floor condition, the number and severity of cracks and pits needing repair, the coating system and finish you choose, and any customization like anti-slip texture or custom flake blends.
A floor that needs heavy preparation and extensive repair will cost more than a pristine slab — but that same preparation is what gives the coating a real chance to perform over time.
The cheapest quote usually skips preparation
The lowest quote is often the one that skips proper surface preparation. Rolling a coating over an unprepared floor is faster and cheaper upfront, but the coating sits on a weak surface and can fail far sooner.
When comparing quotes, ask each contractor exactly what preparation is included. A lower price that skips preparation is rarely a savings over the life of the floor.
